Track One Project Management was engaged by the Client right after acquisition of this property  in Fontana, California and lead the process through the Site Plan Approval and Building Permit process. This 35,000 sft building consisted of 5,000 sft of double storied office space and the rest was a tilt-up concrete walls and trussed roof industrial structure which housed the workshop and maintenance facility for trucks. It has multiple loading docks with dock levelers and drive through overhead doors along with service pits, oil and fuel dispensers, compressed air and other use requirements.
