With a Design-Build approach, once your initial design brief is obtained, we shall present you with initial site plans, layouts and budgets and get you through site plan approvals and building permits. We shall use our in-house talent and our external design partners to prepare a comprehensive set of design documentation, obtaining your approvals along the way. With this approach in construction, your project stays within budget from the get-go and the timelines from initiation to handover is minimized as well.
We undertake the following scopes under a design-build service:
Budgeting
Formulate overall budgets based on owner requirements and initial designs. Our project management expertise ensures your designs stay within budgets and the most cost effective finishes and design are chosen.
Design
We shall present you with initial site plans and layouts and based on feedback, develop the design. At appropriate time frames we shall engage with our partner consultants to progress through the design phase. As constructors and project managers, we are able to continuously monitor the designs and value engineer it so that the project budget stays on track. Appropriate use of material and design components shall be chosen that are fit for purpose and in keeping with the client’s design brief, all the time ensuring that they comply with the budget and code requirements.
Approval Authorities
We are experienced in navigating through the myriad requirements of various cities and towns and shall be able to guide the projects from the pre-consultation phase through to Site Plan approvals and building permits. If and as required, and depending on the complexity of the requirements for approval, whether they be zoning, environmental or heritage, we shall engage with the appropriate subject matter experts and consultants to expedite the approval processes.
Construction & Supervision
We have a team of competent site superintendents, each of them having decades of site supervision experience who are fully trained and certified to meet all Ministry of Labour requirements as well as ensure the project runs smoothly on time and is well coordinated. Project Accounting
Our in-house team are experienced in the upkeep and approval process of monthly draws, processing of invoices from trades and suppliers, project change logs and tracking of payments. We use Trimble’s construction cost control software for managing the financial side of projects.
Contract Administration
Our Construction Management team ensures the project administration and coordination works efficiently and seamlessly by coordinating between different trades and consultants, approval process of shop drawings, RFIs, project meetings, maintenance of logs and schedules.
Quality Control
We ensure that there are no shortcuts taken by any of our trade partners and strictly adhere to using the best quality of material and workmanship always.
Project Completion & Warranty Administration
We will be there right to the end of the process and will ensure that the project is successfully closed out including administration of final payments, lien holdbacks and warranties.
